As of this writing, the red-hot real estate market of 2021 and the first half of 2022 is distinctly cooling off. Rising interest rates and market turmoil have made some buyers skittish, and the quantity of luxury contracts has dipped in recent weeks. However, a number of architecturally appealing buildings in highly coveted Manhattan neighborhoods have long been in the works, and are now nearing the finish line on construction and gearing up for sales launches, if not already underway. Shortly after purchasing the site of the controversial Marrakech Hotel for $44 million, Toll Brothers demolished the building and filed permits for a new building to rise on the site. The building has been named in honor of American artist Norman Rockwell, who was born on the same block, and the apartments are expected to nod to timeless Upper West Side elegance. Amenities will include a fitness studio, a music room, a screening room, a children's playroom, a lounge with terrace, and a rooftop terrace with a fire pit and grills.

64 University Place is located just outside the Greenwich Village Historic District, much to the chagrin of preservationists who unsuccessfully lobbied to save the four-story commercial building it replaced, on grounds that it was once the offices of influential publisher Grove Press. Nevertheless, with new construction projects in the Village few and far between, it is expected to attract considerable interest. Power brokers Fredrik Eklund and John Gomes have already announced their intentions to buy in the building, which will offer nine one-bedrooms, 13 two-bedroom units, four three-bedrooms, and two penthouse units.
