Despite the surge in popularity of Williamsburg and the enduring value of Brooklyn Heights, DUMBO remains Brooklyn's priciest and arguably most desirable neighborhood to live in. The waterfront district's last ground-up residential project, 1 John Street, held the title for most paid for a home in the borough until it was eclipsed by a penthouse at nearby Pierhouse in Brooklyn Bridge Park.

Coupling cinematic streetscapes sliced aerially by two great suspension bridges, and its quick access into lower Manhattan—which can be reached via several picturesque routes and the not-so-picturesque subway— it's unsurprising the waterfront district was Brooklyn's first to be gentrified. For better or worse, DUMBO is among the city's first to undergo gentrification's full evolution from industrial entrepot to desolate artist enclave, to the upscale live, work, play community it has become today.

With much of the neighborhood now under the purview of the Landmarks Preservation Commission and buildable sites very hard to come by, the in-sales condo conversion 168 Plymouth Street offers DUMBO-lovers a rare opportunity to purchase a never-lived-in sponsor unit within one of its limited, century-old loft buildings.

Steered by Alloy Development, 168 Plymouth takes two interconnected daylight factory buildings at 50 and 42 Jay Street and carves out 46 one- to four-bedroom homes. Sales commenced in summer 2019 and remaining listings are priced from just over $2 million. This can get you a 1,210-square-foot two-bedroom on the fifth floor. The greatest of all the spreads is Penthouse A, which was just debuted on the market yesterday for $6,850,000. Below, take a walk-through the four-bed, 3.5-bath trophy home that comes with 1,565 square feet of outdoor space and inspiring views of ever-changing New York City.
