Between the vibrant nightlife and rise of mega-development Essex Crossing, the Lower East Side has become a bustling downtown neighborhood. But for his firm’s new condominium at 208 Delancey Street, New Empire Corp. Chairman and CEO Bentley Zhao says their goal was “offering residents a calming oasis to come home to.” Indeed, the oversized windows and curved balconies in the 12-story, 85-unit ODA New York-designed building indicate an emphasis on light and open air. Sales have launched on the apartments inside.
Listings start at $630K and range from 388-square-foot studios to 1,289-square-foot three-bedroom penthouses with private terraces. Compass Development Marketing Group is handling the sales and marketing of 208 Delancey exclusively. An offering plan accepted in February 2021 lists a $107.56 million sellout.
While there are echoes of Zaha Hadid’s 520 West 28th Street at first glance, ODA Founder and Executive Director Eran Chen cites Bauhaus as an inspiration for 208 Delancey's curved glass and undulating facade. The brass and copper artfully reflect natural light to create a sophisticated urban sanctuary. Additionally, the team studied the Lower East Side grid, from the restaurants to the nightlife to the galleries, to incorporate an angulating geometry in the interiors.
