As the city debates the benefits and drawbacks of the Industry City rezoning, which would bring between 7,000 and 20,000 jobs to Sunset Park if approved, nearby in South Slope-Greenwood Heights developers are responding to overall increased demand in housing by constructing small-scale multifamily buildings alongside homey pre-war rowhouses. One such project nearing completion is 233 Eighteenth, a 20-unit condo being developed by Eagle Development Corp. Sales will launch on the one- to three-bedroom residences in the coming weeks and prices are to start around $695,000. Closings are anticipated to begin this fall, therefore interested buyers can expect quick move-ins.
Designed by Tom Winter Architect/s, the pale-gray brick development replaces Eagle Provisions, a beloved Polish grocery store with an incredible beer selection which closed in 2015. According to the Brooklyn Eagle, the owner cited property taxes, fees, and fines from consumer affairs as reasons for shuttering the store. “The city is making it impossible for small businesses,” the owner told the paper.
While the new six-story building is in scale with its low-rise community, it stands apart with an understated minimalistic design. A newly-released rendering from the team shows the exterior design has been tweaked from previous versions that sought to integrate the red-brick facades of the pre-existing buildings. The final product is more of a clean slate. Enveloping the steel frame are large windows, elongated brick, west-facing balconies, and a ground-floor shielded by planted canopies (nice touch). Several setbacks provide owners with terraces and the team notes that more than half of all units will have some kind of private outdoor space. The penthouse floor is designed to look as if it's a later addition. Topping it is a communal roof deck with ravishing views of the city and harbor thanks to the site's elevated location.

Interior images of the apartments and amenities have yet to be released but like the exterior, the aesthetic is said to be minimal. Amenities will include a landscaped roof deck, multi-purpose recreation lounge, well-equipped fitness center, pet spa, package room, and a virtual doorman. Residents will also benefit from private storage and limited on-site parking. As the team's nod to sustainability, the building will provide two metered electric charging stations. The building is a very short walk to the Prospect Avenue subway station serving the D, N, R, and W lines. The lush grounds of Greenwood Cemetary and Prospect Park are within walking distance as well as countless local businesses and restaurants serving the close-knit community.
