A short walk on Frederick Douglass Boulevard would tell you that Harlem is a locus of Manhattan's dining scene. Its many restaurants participating in the outdoor seating program are a reflection of the neighborhood's vitality, vibrancy, and depth of offerings.

Near its densest collection of epicurean hot spots is 300 West, a forthcoming residential building offering 170 attainably-priced condos ranging from studio to four-bedroom layouts. The first apartments hit the market last week where studios start at $499K and one-bedrooms from $740K. The prices blend to an average of $1,400 per square foot, a relative steal compared to other new development asking prices throughout Manhattan. Closings are anticipated to begin at the end of 2020.
In a press release announcing the sales launch, the development team led by Bespoke Living, a division of Happy Living Development, explains the building has drawn 700 interested buyers attracted to the building's larger-than-average layouts, an unparalleled amenity package for Harlem, and a central location close to Central Park, Columbia University, Whole Foods, and express subway lines that can shuttle commuters to Midtown in one stop.

The broad 15-story building was designed by Issac & Stern Architects and spans the full western blockfront of St. Nicholas Avenue between West 122nd and 123rd streets. Its entrance will be on tree- and brownstone-lined West 122nd Street, a few doors down from The Vidro, a new boutique condominium. The building topped out construction earlier this year and is now applying a thoughtful facade of limestone piers, elongated bricks, and oversized multi-pane windows. The top four floors take on a more modern appearance with full height windows, dark metal trim, and a cascade of terraces fronted by glass railings.

Acclaimed designer Paris Forino is handling the interiors which are to utilize a richly layered palette of materials and finishes. Open concept plans feature custom white oak herringbone floors, kitchens with custom white oak cabinetry, Carrara marble countertops and backsplashes; and a state-of-the-art appliance package with a Sub-Zero refrigerator, Wolf oven and gas range, and Cove dishwasher. The building's full suite of amenities includes a 24-hour attended lobby, a health club with swimming pool, a residents' lounge with a demonstration kitchen, a landscaped courtyard, a library with workspaces, a 3,000-square-foot rooftop terrace with grills, an inspiring kids activity room with a play stage, bike room, private storage, and valet parking for an additional cost.
As the press release declares, "Artisanal coffee shops and bakeries are a staple in the area such as popular Levain Bakery, known for their dangerously delectable six-ounce chocolate chip cookies, and nearby Double Dutch Espresso, PROOF Coffee, and Lee Lee’s Baked Goods, which offer craft beverages and delightful pastries to patrons.
