Last month, permits were approved to begin construction on an 80-unit residential building at 33 Franklin Street in Greenpoint, Brooklyn. Replacing a one-story warehouse between Calyer and Quay Streets, the ground-up development is situated a stone's throw the East River waterfront and a half-block from the sizeable expansion of Bushwick Inlet Park.
According to city records, Unique Developers under the LLC FRANKLIN 33, acquired the through-block, oblong-shaped parcel in April 2020 for $18.5M. Approved construction permits show the new building will rise 7 stories and 80 feet tall, and have nearly 55,000 square feet in residential zoning area.
It is being designed by StudiosC Architecture, a growing Brooklyn-based firm whose prior work includes "The McGuinnes Twins," a fraternal pair of rental buildings at the foot of the Pulaski Bridge in Greenpoint. There will be between two and 18 apartments per floor, parking for 34 vehicles, and some retail space. Amenities are to include an elevator, bike parking, laundry rooms, and several "recreation rooms." Rentals appear likely, and the firm anticipates completion in 2022.
Renderings posted by StudiosC show a chic albeit brutal design of raw and ribbed concrete with oversized windows punctured within. Sections of the building's first floor will gently carve away, allowing upper floors to seemingly float on piloti. The irregularity of the lot produces a rather complex massing, for which the team uses in their benefit to provide many private and communal outdoor space opportunities.
The craftsmanship of the construction will determine the success of the design. The corner site is guaranteed prominence and would be shameful to become a new eyesore. A large number of residential units and boutique offices are in the works nearby. Among them are a redevelopment of the ACME Fish site and a 1,000-unit redevelopment of the Consolidated Freight Trucking site at West and Calyer Street.
