Permits have not yet been filed, but Brooklyn-based OPerA Studio has already revealed grand plans for a new, six-story, mixed-use building at 598-600 Myrtle Avenue. Renderings show a wood façade, eye-catching windows, and ground-floor commercial space. Upstairs, there will be no more than two one- to two-bedroom apartments per floor. A mezzanine is inserted in the second floor to create duplex apartments, and the top floors are devoted to three-bedroom, two-bath duplex penthouses. Many of the apartments will have private outdoor space, and the building will have a shared rear garden.

Demolition permits have not yet been filed for the low-rise buildings already on the sites. Developer Dominik Eckenstein purchased both buildings for a total of $1.55 million in just a sample of the action this stretch of Clinton Hill is seeing. A new five-story rental recently opened at 588 Myrtle Avenue, on the corner of Classon Avenue. A new seven-story condo is under construction only one block away at 610 Myrtle Avenue.

This mini-building boom is taking place just blocks away from Pratt Institute and the Classon Avenue subway station. Popular restaurants and nightlife are a short walk away.
