By now, the aesthetically-challenged office of Gene Kaufman Architects (GKA) has damaged the Manhattan streetscape more than any living architect today. However, one yet-to-be-built project may stand counter to the scores of mid- and low-end hotel buildings the firm has authored over the years. In collaboration with Raad Studio and Plus Design Studio, GKA has designed a 35,000-square-foot commercial building at 76 Eighth Avenue with some understated grace (gasp). To stand ten stories above the meeting of the West Village, Chelsea, and the Meatpacking District, the project will feature a less-is-more Modernist vocabulary, composed of consistent window bays framed by blackened steel I-beams.
The industrious design may seem out of place in an area largely cherished for its low scale, charm, and pre-war architecture. However, the mash-up of architecture and blue-collar history of the surrounding blocks could deem this design appropriate to some. Next door to the project site, the undulating glass facade of One Jackson Square shows that its beautifully-detailed front is as worthy a fixture as the Neoclassical banks across from it.

76 Eighth Avenue is being led forward by Noviprop and Plus Development. Now preparing its foundation, the project received a $40 million construction loan this past May and is expected to open in 2020 according to The Real Deal. The publication notes, "The office market in the Meatpacking District has been heating up ever since Google first entered the neighborhood back in 2005 with a lease for 111 Eighth Avenue." Over the last three decades, the area's formerly desolate streets have seen a steady flow of residential conversions, new condos, and more recently, glossy office towers. Just west, a similarly-modern boutique office building opened last year at 348 West 14th Street, and at 61 Ninth Avenue, an area where residential uses are not permitted, Vornado opened a large gridded office building designed by Vinoly Architects.
Plus Development says 76 Eighth will feature ground-floor retail and nine floors of office. The building will set back 12 feet on the sixth floor where a private terrace can be enjoyed by the floor's users. Topping the 120-foot structure will be a common rooftop garden and communal workspace for all tenants.
