As two demolition permits have just been filed for 538 and 540 West 29th Street, Aldo Andreoli’s AA Studio new condominium development comes closer to fruition. The existing one-story building on the site was most recently occupied by Gotham Seafoods, which is relocating to the Bronx.
The new project, which is being jointly designed by Jeffrey Cole Architects, will consist of 9 high-end residential condos which, given the building’s scale, will likely be floor-through units. According to AA’s page, the 10-story building will be enclosed in brick to emphasize the residential scale of the building and to convey the solidity of the classic material. Large rectangular windows will be framed by free-form metal projections. Drawings also show that all floors will have either balconies or terraces, and there will be a communal rear-yard garden and a common roof-deck where intimate spaces will be created through different materials, levels and volumes.

Renderings show a green (as in vegetated) façade meant to visually connect with the High Line, and the new building is going up one block south of Hudson Yards. It is also rising on a block extremely rich in luxury development: The site is adjacent to Cary Tamarkin’s attratctive condo development at 550 West 29th Street, where listings start at $3.75 million. Neighbors will also include Soori High Line, Casa Moderne, and 515 High Line. An offering plan has not yet been filed, but condos along the High Line come to an average of $1,872 per square foot (per CityRealty Indices).
