The Upper West Side continues to insert sensitively-designed modern condos into its celebrated streetscape of pre-war apartment buildings. In recent weeks, construction netting shrouding the facade of a new condo project called Dahlia has come down revealing a sophisticated and contemporary facade. Situated at 212 West 95th Street, between the short block of Broadway and Amsterdam Avenue, the 19-floor building is being moved forward by United Management with Certes Partners and designed through a collaboration between CetraRuddy and RKTB Architects.

Sales began on the 38-unit condo last March with an initial sellout expected to total $136 million; however, by late June, the number surged to $152M, with at least nine units currently in contract and prices continuing to climb on the remaining units. Currently available is a two-bedroom asking $1.995M, several three-bedrooms priced from $2.975M, and a pair of four-bedroom priced at $4.085M and $4.645M. The development leans towards larger, family-sized homes, three of which have received price increases between 1.5% and 2.5%.
Dahlia’s average price of $2,170 per square foot puts it just above its Upper West Side neighborhood’s median of $2,005 per square foot (per CityRealty listings). Construction topped out in January 2019, and completion is estimated for 2020.
