At 180,000 square feet and 17 stories high, Ridgewood Tower at 3-50 St. Nicholas Avenue is poised to become the tallest building in this part of Queens. While a recent site visit shows that substantial excavation work has taken place, construction has stalled as the mixed-use project has not yet received full approvals for vertical construction to begin.
According to permits filed with the city, the new project would bring a 942-square-foot community facility, nearly 97,000 square feet of retail space, and 138 apartments to the well-trafficked area between Palmetto and Woodbine Streets. There will also be 341 parking spaces both at cellar and street level, but the site is directly adjacent to the Myrtle-Wyckoff Avenue L/M subway stop.

The architect of record is S9 Architecture. Renderings published by developer AB Capstone show a conventional yet tasteful facade of red brick and oversized metal-frames windows, designed to highlight the angular nature of the site. The apartments are likely to be rentals, and will start on the fifth floor to allow retail to take up lower floors. Amenities specified in the filings show there will be a multi-purpose room, central laundry room, indoor gym, common outdoor areas, and - you guessed it - on-site parking.
The project is underway in a rapidly rising section of Queens. Elsewhere in Ridgewood, an affordable housing lottery recently launched at The Strand, a new 130-unit rental at 18-81 Starr Street. Households earning 130 percent of the area median income ($61,612-$183,300/year) have until September 1, 2020 to apply for apartments ranging from $1,797/month studios to $3,508/month three-beds.
