From August 24-30, 2026, 160 residential contracts were signed in Manhattan. This is one contract fewer than the previous week and the second-lowest weekly total of 2026, but the aggregate dollar amount spiked 20 percent during this time, likely helped along by a larger number of luxury contracts over $3.9 million being signed week-over-week. Additionally, this is 20 deals more than the same week a year ago, when the Labor Day holiday fell earlier.
While there is still one more day left in the month, August 2026 shows a 14 percent year-over-year decline in Manhattan residential contract activity. This is typically a quiet time of year for contracts, and low listing inventory doesn't help. There are typically around 7,500 listings for sale in Manhattan, but CityRealty listings show that that number has dipped below 4,500 as of this writing. This will more than likely spike as new developments launch sales and sellers re-list their homes following a return to school and business in September, but it is now a very quiet time for Manhattan.

Central Park Tower condo leads NYC contracts several stories above Nordstrom's US Open fan experience at The Corner
For the second week in a row, Billionaires' Row supertall Central Park Tower was home to the week's top sponsor contract. This time, Residence #68E had the top contract overall with an asking price of $20.5 million, nearly $4.5 million less than developer Extell initially sought for it. The three-bedroom condo faces panoramic views of Central Park from floor-to-ceiling windows in the corner living room, and skyline views from the southeast-facing corner primary suite.
The condos at Central Park Tower start on top of New York City's flagship Nordstrom, which opened in fall 2019. The Nordstrom department store is celebrating its 125th anniversary this year, and the Manhattan outpost features seven floors of retail, including a new toy department following a partnership with the iconic FAO Schwarz earlier this summer, and three restaurants as well as The Shoe Bar.
Moreover, since its introduction in 2024, The Corner on 57th Street and Broadway has been dedicated to pop-ups and brand takeovers that have included Marc Jacobs, NikeSkims, and The Gift Shop last holiday season. As of late August 2026, it is hosting a Polo Ralph Lauren destination celebrating the US Open and offering Polo Ralph Lauren's official tournament collection, a curated selection of merchandise, on-site embroidery, tennis-themed programming, and visual merchandising designed to evoke the atmosphere of the US Open.
The Corner is not the only way to celebrate the US Open if one is unable to get tickets this year. US Open sponsor Lacoste has partnered with The Palm Court in The Plaza on a tennis-inspired afternoon tea with French-inspired sandwiches and pastries that include Le Cafe Lacoste's Le Crocodile dessert. And over the weekend, Hudson Yards' Main Plaza surrounding the Vessel became the US Open Experience, a fan destination that includes two 40-foot sports courts, tennis-themed interactive digital games, interactive experiences from US Open partners like La Roche-Posay and Lavazza, Honey Deuce cocktails served at Dickinson Farm Stand in Hudson Yards, and an official merchandise store, all of which will be open until September 5.
Baccarat condo next door to Floyd Mayweather Jr.'s former rental enters contract
Last week, Residence #18A at Baccarat Hotel & Residences entered contract with an asking price of $9.5 million. While this was high enough for the week's seventh-highest contract, the asking price represents a 22 percent reduction from the $12.25 million the LLC-identified seller initially sought when they listed it in June 2025. Public records show that if it goes for this price, they will take a deep loss, having bought it for $12.25 million in July 2017.
Residence #18A, a three-bedroom duplex designed by Tony Ingrao and boasting a 969-square-foot private terrace, is located directly next door to the Gemstone Terrace, a duplex apartment that boxing legend Floyd Mayweather Jr. rented for $100,000/month starting in December 2024. Everything went well for the first six months, but Mr. Mayweather allegedly stopped paying rent and broke the lease in June 2025. The owners put some of his security deposit toward back rent and negotiated a settlement requiring him to repay them for rent and other damages by December 2, 2025, but were unable to contact him and filed a lawsuit in February 2026. The case is ongoing, but Mr. Mayweather has reportedly vacated the apartment, which is being rented to someone else for $140,000/month. It is also reportedly in contract to sell, but the final price is not known.
181 MacDougal nears sellout; Brooklyn Point has most sponsor contracts signed
Greenwich Village condominium 181 MacDougal Street, a rare new construction condominium in the Greenwich Village Historic District, was home to the week's top Downtown contract. The penthouse entered contract with an asking price of $11.75 million, the week's fourth-highest overall, and brings the Morris Adjmi-designed building to nearly sold out. The one remaining availability is Residence #2A, a two-bedroom with a private terrace and an asking price of $3.485 million.
Downtown Brooklyn development Brooklyn Point was the week's best performing new development in terms of contracts signed. Four sponsor contracts were signed in what was formerly the borough's tallest building, another Extell Development project, with three coming in at ask and only one slightly reduced. Multiple contracts were also signed at The Willow in Gramercy, Eastlight on the Gramercy-Kips Bay border, Sutton Tower in Beekman/Sutton Place, and The Calista in Long Island City. Additionally, two contracts on full-floor units were signed at 684 Dean Street, thus selling out this Prospect Heights boutique condominium a little over a year after sales launched.
Directly north of Brooklyn Point, permits have recently been filed to convert the new office building at 141 Willoughby Street to residential use. The filing comes about a year after Savanna lost its never-occupied, 2023-completed building to foreclosure and developers BH3 Management and Capstone Equities took control and announced plans for a residential conversion. About 200 rentals alongside office space were planned at the time; however, the new permits call for 10 apartments (likely condos) on top of retail and office space as well as new residential amenities like a fitness center, a game room, a golf simulator, a children's playroom, a lounge, a pet wash station, bike storage, and private storage.

Last week, three townhouses were among the week's ten highest-priced contracts. These were led by 241 East 48th Street, a 20-foot-wide townhouse located within the boundaries of Turtle Bay Gardens and asking just shy of $10 million in the week's fifth-highest deal overall. Public records identify the seller as Robert P. Loscascio, founder of technology company LivePerson and creator of a foundational technology for AI web chat as we now know it, and note that he bought it for $5.2 million in September 2012.
More recently, the listing notes that the house was effectively demolished and rebuilt in 2020, with only one side wall of the original 1899 building remaining. All the building systems were brought into the 21st century, and the house now features a parlor floor with 20' ceilings, a chef's kitchen with waterfall island, a full-floor primary suite with a custom dressing room and spa-like bath, and a top-floor office with access to a terrace with garden views. The buyer has not been identified.
241 East 48th Street was closely trailed by 115 South Street in the Financial District, which was asking $9.75 million in the week's sixth-highest contract. The South Street Seaport Historic District designation report notes that it was constructed as a double building with 114 South Street in 1840, and that #115 occupied by mercantile firm Gardiner & Howell until 1860. In the 1880s, a bar and lodging house were run out of 115 South Street. In the present day, original features like exposed timber columns and beams, exposed brick walls, and skylights remain intact. It is currently configured with ground-floor retail space, six half-floor rental apartments (one of which is on the market for $6,500/month), and a penthouse loft; but, the listing notes that it could be turned into a single-family mansion.
Neither the buyer nor their plans for 115 South Street have been identified. However, the contract was signed at a time when the pied-a-terre tax has started to impact the rental market. If an immediate family member or paying tenant is using a high-end apartment or townhouse as a primary residence, the owner will be exempt from paying the annual surcharge. To that end, The Real Deal notes that several homeowners are now weighing the tax bill against what they could get for an apartment on the rental market, with some adding provisions to their leases requiring that tenants use their unit as a primary residence.
The contract at 115 South Street was also signed about a year after the nearby full-block development site at 250 Water Street changed hands. Developer Tavros purchased the site from Seaport Entertainment Group for $150 million in August 2025. Several plans have been proposed and rejected over the past 30 years, but the most recent calls for a 27-story development to be designed by Fogarty Finger and feature 35,000 square feet of retail space, new landscaped public space, and 600 apartments, 25 percent of which will be affordable. Luxury gym Chelsea Piers Fitness announced plans for a five-story, 76,000-square-foot gym in the building with indoor and outdoor space earlier this month, and the groundbreaking is estimated for later this winter.
