Not many developers are fortunate enough to ever fully redevelop an entire block of Manhattan real estate, but the Durst Organization now has done it twice. Led by Douglas Durst, the legendary firm completed the Conde’ Nast Building in 1999 and the Bank of America Tower a decade later, resulting in a full block commercial sweep of a once seedy block in Times Square. Lately, Durst has turned their attention towards the residential sector, and the completion of their newest rental, FRANK 57 West marks the full overhaul of a west side block bounded by 57th and 58th Street at Eleventh Avenue.
Anchoring the corner at 600 West 58th Street, FRANK 57 West joins sibling rentals HELENA 57 West and VIA 57 West. The name Frank comes from the 4-year-old grandson of the company’s chairman, and it just so happens that Helena is Frank’s mother. As the baby of the block, FRANK 57 stands a modest 10 floors and holds 65 apartments made up of studios to three-bedroom apartments.

Yesterday, six no fee apartments came online in the building with one-bedrooms starting at $3,318/mo. and three-bedroom priced from $6,277/mo. There are no two-bedrooms presently listed. The apartments are rent stabilized and the advertised prices reflect a grand opening special of one month free.
New images show airy apartments with floor-to-ceiling windows with Solar Eco-Veil shades, rounded concrete columns, and hardwood floors. Units will also have a Blomberg dishwasher and refrigerator, a Bosch washer/dryer and central air. Durst, who has continuously served as the city’s leader in building sustainably, has carefully selected materials for their resilience and environmental impact. “Each aspect of the design has been thoughtfully planned to conserve water, reduce energy needs, and promote the wellness of residents while minimizing the impact on the environment.”

Queens-based Studio V Architecture are the designers of the 150,000-square-foot building. Jordan Barowitz, a vice president and director of external affairs at Durst tells the Commercial Observer that the building’s public face is “straightforward and honest. It doesn’t have an all-glass curtain wall. The building is sort of Frank.” The subdued exterior is sheathed in zinc panels applied over an energy-efficient rainscreen system. The first four levels are enclosed in glass and will hold a 70,000-square-foot community anchored by the Hospital for Special Surgery facility.

Residents of the smoke-free building will enjoy amenities such as a lounge, fitness center and a rooftop terrace. The building is less than a block from the waterfront and Hudson River Park. Next door in VIA will be an eight-screen outpost of Mark Cuban’s Landmarks Theatres cinema chain and also “Ousia”, a Greek/Mediterranean restaurant owned by the Livanos family.

Prior to spawning the trio of residential buildings, Durst’s superblock was occupied mainly by warehouses and light manufacturing uses. Durst bought a 99-year lease on the land and had considered building a hotel, data center, and a school before rezoning the block to residential. Now, with megaprojects such as Waterline Square and Riverside South built, the waterfront district at the junction of Hell’s Kitchen and the Upper West Side has fully established itself as a desirable residential community.
