Hampshire Hotels’ Dream Hotel has been crafting a brand more innovative and sexier the those of its peers. Over in Times Square, on a corner site previously occupied by an academic building belonging to Parsons The New School for Design, a new 29-story, 238-key Dream Hotel is readying to rise. The developers, led by Sharif El-Gamal’s Soho Properties, have enlisted Stonehill & Taylor Architects as designers of the 375-foot tall building. The team has drawn up a hi-tech glass tower that tastefully reflects the cacophony of Times Square.

Located at the northwest corner of Seventh Avenue and West 40th Street, above the busy Times Square subway station, the Dream Hotel parcel sits among the most highly-trafficked corners in the Manhattan. Taking advantage of this visibility, the team will carve 15,000 square feet of retail space with nearly 150-feet of Seventh Avenue frontage into its 4-story base. Also inside the podium will be a below-grade synagogue to replace the Garment Center Synagogue held in the previous building. Above will be hotel amenities that will include a restaurant, bar and a roof terrace with swimming pool.

Missing from the base’s exterior will be Times Square’s omnipresent billboards and advertisements. Rather, the team tapped UAP North America, who collaborates with artists to create site-specific artwork, to design a shimmering, geometrically-patterned metal screen meant to mimic a fabric design, according to The Real Deal.

The hotel suites will be stacked in a glass shaft that will be deeply setback from both streetwalls. There will be an average of 10 to 12 rooms per floor, and many east-facing rooms will be provided private balconies, a rarity in Times Square. Stonehill & Taylor has crafted the overlooks to highlight the tower’s corner condition. The terraces are uniquely integrated into the facade by way of merging them with four cantilevering volumes arrayed vertically along West 40th Street. The 28th floor will host another restaurant/drinking establishment that will offer views over the Garment District to the Hudson River.

The hotel will be Hampshire’s third Dream Hotel in Manhattan, joining the Dream Hotel Midtown, at 210 West 55th Street and the flagship Dream Downtown at 355 West 16th Street. The Times Square site has been cleared and the new hotel is slated for completion in 2018.
