Here's the first look at a weighty new residential project coming to the gritty, pedestrian-unfriendly area between Downtown Brooklyn and DUMBO. To rise at 260 Gold Street at the corner of busy Tillary Street, the venture is being developed by Solomon Feder's Gold Street Realty Holdings.
The proposed building will have 194,089 square feet of residential space divided into 286 units. The average apartment size will be around 689 square feet per unit, meaning rentals are likely. The bricky, volumetric design is by J Frankl Associates and Charles Mallea. The building design begins to setback and 'erode' on the ninth floor and will stand a total of 13 floors high. Many apartments will have terraces or balconies. The floor schedule notes there will be 114 parking spaces within the cellar, nearly equal to the number of spaces that were lost when the site was a parking lot. There will also be bike parking and several lounges and recreational spaces on the ground floor. Absent from the filings is any sign of retail space which would go some ways towards enlivening the somewhat dismal streetscape.

While there is no information on pricing, the current median prices in Downtown Brooklyn stand at $2,659/month for studios, $3,500/month for 1-bedrooms, $4,443/month for-2 bedrooms and $5,754/month for 3-bedrooms. Nearby, there are several residential developments that have been constructed over the past decade including Oro Condominiums at 306 Gold Street (condos from $915,000), and the rental buildings known at Bklyn Gold at 257 Gold Street and Bklyn Air at 309 gold Street.
