Construction has begun on a new condominium in Pratt Insitute's back yard. Located at 610 Myrtle Avenue, the site is located between Taffee Place and Kent Avenue - two blocks from the art institution's historic Brooklyn campus. According to building permits issued in August, the new mixed-use development will rise eight stories and accommodate 20 apartments.
Forest Hills-based ARC Architecture & Design Studio are the designers, and Tomer Ehrlich, under the alias Nostrand Avenue LLC, is listed as the site's owner. A new rendering released by ARC shows clear divisions between the gleaming commercial space and the residential, the latter of which will have a red brick facade, large windows, and private balconies for several units. Residents will have access to indoor and outdoor recreation spaces, including a roof deck.

Several other boutique condo developments have risen in the area and include the MYNT Brooklyn at 609 Myrtle Avenue, where recent closings average $927 per square foot, and the Absolute at 111 Steuben Street, where two-bedroom condos start at $1.195 million.
This section of Myrtle Avenue is at the rapidly gentrifying junction of Clinton Hill and Bedford-Stuyvesant. In addition to Pratt's lush, art-filled campus, the Taaffe Playground, the Pratt Playground, and the Star Spangled Banner Playground are nearby. Popular local cafes like BKG Coffee Roasters, The Emerson, and Brooklyn Tap House are practically on the new building's doorstep, and Bedford Avenue hot spots are a short walk away.
