For those yearning for the unmistakable Vancouver vibe amidst the NYC hustle, fear not – Hunters Point South has arrived. Since the approval of the Hunters Point South master plan in 2008, this stretch of the East River waterfront in Long Island City has undergone a remarkable transformation, evolving from an industrial hinterland into a high-rise residential community.

Situated at the southwestern tip of the neighborhood, at the mouth of Newtown Creek, the Hunters Point South Master Plan stands as one of the city's most ambitious housing developments in progress. Spearheaded by the Bloomberg administration, this nine-parcel endeavor spans 30 acres and is set to host 5,000 apartments, with 60% of the units earmarked for low- and moderate-income families. The latest addition to open in this urban tapestry is Gotham Point, a one-million-square-foot complex crafted in a collaboration between Gotham Organization and RiseBoro Community Partnership.
The two-towered project rises from city-owned land, joining several completed and under-construction towers, and the newly-finished Hunters Point South Park. Recently, Hunter's Point Parks Conservancy and Gotham opened the Queens Landing Boathouse & Environmental Center at Gotham Point, which provides recreational boating programs, hosts activated events year-round, and offers educational classes centered around environmental sustainability. Additionally, a new elementary school, PS 384, opened its doors nearby in September 2021.
In spring 2021, Gotham Point welcomed its first residents. The buildings offer units catering to various incomes, including affordable, market-rate, and dedicated senior units. Current availabilities for market-rate apartments start at $3,319 per month for studios, $3,453 per month for one-beds, $7,088 per month for two-beds, and $6,999 per month for three-beds. The prices shown in CityRealty listings are net effective to reflect up to three months of free rent on a 16-month lease term. Additionally, the team is offering a $2,000 Amex gift card (move-in credit) for prospective residents who sign by December 15, 2023.

This concession aligns it roughly with the Long Island City median rent, which CityRealty listings show ranging from $3,275 per month for studios to $7,532 per month for three bedrooms. Our listings also indicate only 101 available units for rent in the neighborhood, the majority of which are located in the amenity-rich new rentals of recent years.

In 2017, the city selected Gotham Organization and RiseBoro Community Partnership Inc. to develop parcels F and G of the plan. The $500 million venture comprises 1,132 apartments and approximately 40,000 square feet of retail and community facility space. A substantial 75% of units (about 900) are permanently affordable apartments, with 93 earmarked for seniors of varying income levels.

The amenity spaces at Gotham Point foster healthy living and community engagement and are accessible to all residents across both towers. Among the amenity collection are a rooftop terrace with panoramic city views, resident lounges and sundecks, a state-of-the-art indoor and outdoor fitness club, a children’s playroom, and an urban rooftop farm by Brooklyn Grange.
In 2020, an affordable housing lottery for 270 units in the south tower, with rents starting from $397 per month, took place. New Yorkers citywide were encouraged to apply, but preference for 50% of the units went to residents of Queens Community Board 2. Approximately 100 apartments in the complex have been set aside for low-income seniors, and these units will have their own dedicated amenities.
