For the lucky ones, this is where Morris Adjmi Architects comes in.
Mr. Adjmi founded his eponymous firm in 1997 after a 13-year collaboration with Pritzker Prize laureate Aldo Rossi. It is known for its respectful approach to historic districts and post-industrial neighborhoods, but most emphatically does not mindlessly churn out slavish reproductions of past buildings. Eye-catching commercial works include the Scholastic building in Soho, the Wythe Hotel in Williamsburg, and the Samsung building in the Meatpacking District. While the Greenpoint rezoning has significant implications for the neighborhood's future, Morris Adjmi Architects looked to its past when designing The Huron, a two-towered condo development on the Greenpoint waterfront. The brick podium was inspired by surrounding warehouses, and the glass and steel of the towers are a nod to Greenpoint's industrial heritage.
An offering plan filed in March 2022 indicates that a sales launch may be on the horizon for later this year. A sellout price was not listed, but CityRealty data shows that the average price of a Greenpoint condo is $1,420 per square foot. Moreover, CityRealty listings show 41 Greenpoint condos for sale at a median price of $1.65 million ($1,440 per square foot). However, it should be noted that condos of this caliber are rare in Greenpoint; the stock mostly comprises boutique condominiums and the occasional commercial conversion. The most comparable condo may be The Greenpoint, a waterfront high-rise where current availabilities begin at $1.925 million.

The building's undulating shape is already evident, and next to go up is the Landmarks-approved red brick facade, curved corner windows, and casement windows. On the corner of Clinton and Atlantic Avenues, 550 Clinton Avenue is set to make a dramatic statement with a gently angled tower rising from a four-story podium. In exchange for development rights, the project includes the restoration of the ornated facade of Church of St. Luke and St. Matthew, a landmarked church in the same block as the new building; indeed, the torque of the tower was designed to make the most of views of the church's belfry through floor-to-ceiling windows. Amenities are set to include a fitness center, game lounge, coworking space, and terrace with outdoor pool.

At the end of 2020, the Landmarks Preservation Commission approved plans for a 20-story building at at 317 Broadway. (Tribeca Citizen observes that a replacement for the shuttered McDonald's formerly on the site can’t come soon enough for locals.) The new residential tower will be clad in gray terrazzo and painted aluminum, and a portion of the 76 units will be made affordable as part of the city's Voluntary Inclusionary Housing Program. In addition to raising the new tower, the developers will restore and preserve 315 Broadway, a landmarked, Italianate-style marble and cast-iron building next door.
