The Lightstone Group's development at 30-02 39th Avenue in the Dutch Kills section of Long Island City, a 10-story rental dubbed ARC, recently debuted with new studio to two-bedroom apartments available for immediate occupancy.

The property sits near the arc of Northern Boulevard as it meanders from Queens Plaza and passes 39th Avenue, and is adjacent to the N/W subway station which is also at that same intersection.

The developers announced the project in 2015 and worked with Gerner, Kronick + Valcarcel Architects to design the building. Leasing is handled by Citi Habitats and net effective pricing starts at $2,192/month for studios, $2,829/month for one-bedrooms and $3,695/month for two-bedrooms.

Apartments have a comfortable and contemporary design with 9-foot ceilings, wide plank hardwood floors and expansive casement-style windows. Custom kitchens have quartz countertops and Bosch appliances, and there are Bosch washers and dryers in every residence.

Homes are digitally programmable for heating and cooling, and beautifully appointed tiled bathrooms have custom brass fixtures and Restoration Hardware accessories.

ARC boasts "the largest lifestyle-driven amenity program in New York City," according to to the building's website, with 50,000 square feet of amenities include a rooftop pool and half-acre private park.

The amenity list includes a full-time lobby attendant and concierge, residential lounges, collaborative workspace, and bike storage. There is a health club with a spin room and yoga studio, private training facilities, a basketball court, a game room and a golf simulator. According to Elliman's November 2017 rental report, the median price for a Queens apartment with a concession was $2,517/month - a drop from the September median of $2,717/month.
