In recent years, the formerly 9-to-5 Downtown Brooklyn office district has transformed into a vibrant, 24-hour community. Sometimes marketed as DoBro (pardon the Tribecafication), the neighborhood boasts a growing residential population, low commercial vacancy rate, and a bustling shopping corridor. With all engines at full steam, the area is witnessing a construction boom ushering all types of building uses: from hotels, to offices, to more than a dozen new residential buildings.
Near the eastern end of the neighbrhood, rapidly at 532-540 Fulton Street is a 44-story mixed-use tower that combines eight floors of office and retail with 327 rental units above. The 530-foot-tall skyscraper, developed by Jenel Real Estate and designed by Marvel Architects , will rank as Brooklyn’s seventh tallest building, slightly higher than the 512-foot dome at nearby One Hanson Place , which held the title of the borough’s for 80 years from 1929 to 2009.

A recent site visit reveals that the towering development is nearly topped out. A newly-launched website shows that its 137,000-square-foot office component will be known as The Paxton. The office floors will span from approximately 9,700 to 13,400 square feet. They will boast 16- to 20-foot-hight ceilings, communal terraces, and floor-to-ceiling windows. Renderings show a canopied entryway, a stone-clad lobby decorated with abstract art, and lively common spaces. The offices are anticipated to debut in 2020.
The tower's residential component, to span floors nine through 43, has yet to be revealed. Many apartments will have floor-to-ceiling windows and panoramic skyline and harbor views. Amenities will include a common lounge, a resident business center, package and laundry rooms, parking for 11 bicycles, a ninth-floor gym, and a roof deck. Events at the Brooklyn Academy of music, concerts and b-ball games at the Barclays Center arena, and strolling and chilling at Fort Greene Park await a few blocks away. Fulton, Livingston, and Schermerhorn Streets, as well as on Atlantic Avenue, offer ample shopping spots.
