Manhattan Sales: Trophy Upper East Side homes rule the week; Elie Wiesel’s Fifth Avenue apartment sells for nearly $5M

The Upper East Side with Central Park and the Upper West Side beyond (Douglas Elliman) The Upper East Side with Central Park and the Upper West Side beyond (Douglas Elliman)
On the week ending August 28, 2026, 316 residential apartment sales were recorded in Manhattan, marking a 17 percent increase week over week in the number of sales recorded. 38 sales priced $3.9 million and up also helped nudge the aggregate dollar amount up during this time.
As August wound down, non-profit think tank Citizens Budget Commission released a new report that analyzed IRS data and found that New York accounted for 9 percent of of U.S. tax filers reporting at least $1 million in gross income in 2023, with New York City at home to 4.3 percent of the nation's millionaires. While it is far too soon to declare that New York's recent decline in millionaires is reversing, the report does show that New York's share of American millionaires has increased year-over-year at both city and state levels. And it is also too soon to say what impact newly enacted policies like the pied-a-terre tax will have on the state and market, but last week's high-priced sales suggests that Manhattan real estate has not lost its appeal for these millionaires.

Trophy Upper East Side listings lead among Manhattan apartment sales

While Penthouse #74 at 520 Fifth Avenue led Manhattan's apartment sales, closing for $12.5 million, apartments on the Upper East Side accounted for four of the week's five highest-priced sales. These included two high-floor homes at 255 East 77th Street, a luxury condominium developed by Naftali Group and Robert A.M. Stern Architects. Residence #30A closed for just over $10 million in the week's fourth-highest sale, Residence #24A was not far behind at nearly $9.3 million, and both half-floor four-bedrooms closed for well above their last asking price.
255 East 77th Street is a new construction condominium, but its design pays homage to Art Deco and Gothic influences with features like loggias, pergolas, arched windows, and a decorative crown. A suite of amenities designed by Yabu Pushelberg includes an attended lobby, a state-of-the-art fitness center, a 75' swimming pool with beautiful views, a spa with steam room and sauna, a library with fireplace and loggia access, a children's playroom, a soundproof music room, and a screening room. Artisanal ice cream shop Salt & Straw signed a lease for 1,650 square feet of retail space in the base of the building in November 2025, and it is located in close proximity to Central Park, John Jay Park, popular Upper East Side dining, the 77th Street 6 train, and the 72nd Street Q train. It is over 90 percent sold, and the two public availabilities are a pair of penthouses starting at $23.75 million.
400 East 84th Street, Yorkville condop The Strathmore (Corcoran Sunshine Marketing Group)
The Upper East Side was also home to the week's best performing new development in terms of the number of sales logged. Seven sales were recorded at The Strathmore, a 43-story tower that was grandfathered into a 1994 zoning that prohibited such tall buildings from taking shape on this part of the Upper East Side; residents enjoy panoramic views from the building's bay windows for it. The apartments were updated amidst the building's conversion from rental to sales units, as was an amenity suite offering a fitness center, a pool, a squash/sports court, and a lounge.

Another perk is an address in one of Manhattan's highest-ranked school districts. Coincidentally, the closings of these one- to three-bedroom homes, all of which came in above ask, took place shortly before school starts in New York City on Thursday, September 10.
255 East 77th Street and The Strathmore are among a recent wave of new residential buildings on the Upper East Side. This includes 1122 Madison Avenue, which is nearly sold out and home to a penthouse that could set a new condo sales record for the Upper East Side. Nearby new developments MAISON171 by Elie Saab, 175 East 82nd Street, and 260 East 72nd Street are now in presales and will officially launch later this fall; contact us for details.

Nobel laureate Elie Wiesel's estate sells Fifth Avenue apartment; Mark Twain Prize co-founder sells Upper East Side pied-a-terre

785 Fifth Avenue, Upper East Side co-op Parc V, #14A (Brown Harris Stevens)
Residence #14A at Parc V, a postwar cooperative across the street from Central Park, closed for nearly $5 million last week. Public records list the seller as the estate of Nobel Peace Prize laureate/author Elie Wiesel and his wife, Marion Wiesel, who translated her husband's works from French into English. These include Night, his acclaimed memoir about his experiences at Auschwitz as a teenager. Crain's New York Business notes that the family's main home was in Greenwich, Connecticut, and that they had owned the Fifth Avenue apartment since at least 2004; it is not known how much they paid for it. The couple's son Elisha Wiesel put the apartment on the market for $5.85 million in September 2025, months after Marion's death in early 2025.
40 East 78th Street, Upper East Side Gold Coast co-op The Charles House, #5F (Sotheby's International Realty)
Additionally, Residence #5F at The Charles House sold for nearly $2.6 million last week. Public records list the seller as Cappy McGarr, the Emmy-nominated producer who co-founded the Mark Twain Prize for American Humor presented by the Kennedy Center; its mission, in Mr. McGarr's words, is "to honor the greatest contributors to American comedy of our time." Mr. McGarr and his wife, Janie McGarr, are based in Dallas and likely used the Upper East Side two-bedroom as a pied-a-terre. Public records show that they bought it for about $2.4 million in October 2018, and it entered contract less than a month after they listed it for $2.65 million in April 2026.

Just as Upper East Side apartments accounted for the majority of the top five sales of the week, they put on a strong showing among the biggest gainers, with eight apartments in Upper East Side neighborhoods among the 25 apartments to turn the biggest profits of the week (without accounting for inflation).
