Slated to join Charlie West, Oskar and Inkwell, a new residential development at 646 Eleventh Avenue will become the largest condo offering on Hell's Kitchen's Eleventh Avenue (aka "Auto Row"). The full block-front project replaces a low-slung Lexus dealership and is to bring a 12-story condo with an auto showroom at its ground floor.
Building permits filed in late 2017 detail a 222-unit mixed-use building spanning the full extent of Eleventh Avenue between West 47th and 48th streets. Greenberg Farrow are the architects and the firm was behind Zinc in Tribeca and the Offerman House conversion in Downtown Brooklyn. According to The Real Deal and city records, the developer is CBSK Ironstate who closed on the 30,000-square-foot lot in June 2018 for $93 million. The developer's most recent endeavors include CORTE in Long Island City, The Lindley in Murray Hill, and The Jefferson in the East Village.

A rendering posted by the consulting MEP engineers at GEA gives us our first glimpse of the building-to-be. Consistent with approved zoning drawings, the first seven floors will display a clean factory-esque facade that echoes the loft buildings dotting the area. Upper floors will be decisively modern and feature projecting volumes, variously-sized terraces, a fully-glazed facade, and a rooftop terrace.

According to permits, there will be roughly 27 apartments per floor on lower levels and about 14 apartments per floor on upper levels. Some units will be duplexes. The project will have some environmentally sustainability features and go for LEED certification. Amenities are to include bike storage, a pet-washing station, fitness center, yoga studio, a children's playroom, a rooftop outdoor pool, roof deck, an outdoor dog run, and a greenhouse.

Since a 2011 Bloomberg-backed rezoning, allowing for residential development in the area, a number of new condos have taken root in the area such as Inkwell and Hudson Garden. The nearby condo, Charlie West, has sponsor units blending to an average just under $2,000 per square foot. The ODA-designed building has studios starting at $773,976, one-bedrooms from $1.22M, two-bedrooms from $1.785M, and three-bedrooms from $2.74M. Other incoming projects for the underutilized area just north of Hudson Yards and within walking distance to the Theater District include a new office building at 603 West 44th Street (589 Eleventh Avenue), a new dealership at 589 Eleventh Avenue, and the Class-A repositioning of 787 Eleventh Avenue by Pershing Square Capital and Georgetown Company.
