When Sara D. Roosevelt Park was dedicated in 1934, the news heralded that day as “the birth of the new the Lower East Side.” Nearly 100 years later, a brand-new Lower East Side has taken shape around the park with hip hotels, edgy dining and nightlife, and luxury condos. An offering plan with a $59.97 million sellout price was accepted in September 2020. A look at other parkfront real estate shows these coming in slightly below nearby listings. A few doors down at 165 Chrystie Street, a two-bedroom apartment is listed for $3 million. In the opposite direction, listings at 199 Chrystie Street start at $3.25 million for two-bedrooms and $6 million for three-bedrooms. Additionally, at the Herzog & de Meuron-designed 215 Chrystie Street, a two-bedroom condo above the Public Hotel is listed for $3.7 million.

According to Bowery Boogie, the lot's owner, One Yaniv Cohen of “Acmos on Chrystie LLC" purchased the parkside site for $15M in 2014 and then brought Nexus Development on board as partners.
