Adding to the Upper East Side's influx of newly-available condos (see Beckford House and Tower and The Hayworth) is ODA's latest creation, Étage at 176 East 82nd Street. The architectural firm has consistently composes building's that are at once lively and interesting but do not overwhelm their surrounding context.

While the project took some time to unfold, Étage now greets passersby of the visible Third Avenue intersection with a crisp, dynamic facade of ridged limestone and ribbon windows. While we're unsure where the building's new fancy name derives from (we figured it's a reference to the building's delineated facade), according to Cambridge Dictionary, étage is French for the word floor, or could mean one of the distinctive forms that a cloud takes relating to the altitude of its base. Sales at Étage launched in summer 2018 and since then, three full-floor homes on the fifth, sixth, and seventh étages have gone into contract. Remaining homes on the market include a 2,465-square-foot penthouse , priced at a cool $5.995 million and #3, a 4-bed, 3.5-bath apartment measuring 2,371 square feet.

The building is set for closings and occupancy in early 2020. To generate further interst, the sales team, led by Compass, has unveiled images of a model residence, showing like never before Étage's nine-foot ceilings, airy layouts, opulent finishes, and banded windows that offer both ample light and privacy.

Each home is accessed via a key-locked elevator that opens directly into the unit. Homes have generous layouts of more than 2,300 square feet, 9' ceilings, triple exposures to the north, south, and east, and carefully crafted details that supposedly exude "intimacy, exclusivity, and luxury." Each home is anchored by a custom kitchen that features high-gloss white lacquer and dark oak, polished statuary marble on the countertops, backsplashes, and islands, and a full suite of Miele appliances, including an in-unit washer/dryer.

Master baths showcase a deep soaking tub encased in honed statuary marble and a frameless sliding shower door, custom walnut vanities with dual sinks, chrome Dornbracht fixtures, and Lagos Azul floor and wall tiles, which add a touch of warmth to the space. In addition, the units also include pre-wiring for smart home and electric shades, central AC, radiant floor heating throughout, and oversized multi-paned windows.
Despite its size, Etage hosts a full suite of amenities. The building boasts a doorman, fitness center, roof terrace, common laundry room, and private storage spaces. The opening of the Second Avenue subway, whose 86th street station is a short walk from the building, has allowed for a small new development boom in the Upper East Side.
