Central Park is widely regarded as New York’s backyard, but city greenery doesn’t stop at the park’s northernmost borders at 110th Street. On the contrary, the heart of Harlem is home to St. Nicholas Park, whose 23 acres of green space allow for plenty of room for New Yorkers to enjoy fresh air while performing reasonable social distancing - if the recommended 6’ distancing is observed, up to 27,380 New Yorkers could fit in the park.
In healthier and more sociable times, developers were beginning to appreciate the potential for parkfront living in a recently revitalized area. When Raphael Santandreu bought a vacant lot at 320 West 135th Street from the city for only one dollar in 2015, it was widely assumed that an affordable housing development would take shape on the site. But in November 2019 an offering plan was filed for the site in the name of a condominium dubbed One St. Nicholas Park. Most recently, a site visit saw construction on the nine-story building topped out and the red brick facade nearly complete.

Permits filed in 2016 called for over 1,500 square feet of manufacturing space on the ground floor, but design team member Elod Studio teases two retail spaces. The 17 apartments on top will comprise three units on the second floor, then only two units per floor the rest of the way up. Large windows indicate that future residents can expect abundant natural light. The building will be topped with a common roof deck and also offer a bike room.

CityRealty data would indicate that One St. Nicholas Park has a reasonably good chance of meeting the $17.6 million sellout price listed in its offering plan. Listings show that the median price of a Harlem condo is $999K, or $1,100 per square foot.

The new building is taking shape in a particularly bustling section of Harlem. It is close to the historic townhouses of Strivers Row and right across the park from City College of New York. Surrounding blocks are filled with top local schools and an eclectic choice of cuisines. But when leaving the neighborhood can’t be avoided, it is located practically on top of the B/C subway station on West 135th Street. From here, an easy transfer at 125th Street allows for a quick commute to Midtown.
