Skyline Tower, a sizeable condominium tower in Long Island City, Queens, is open for immediate occupancy after selling more than half its units and $500 million worth of transactions. At 778 feet, 67 stories high, the glass-sheathed structure is New York City’s tallest building outside of Manhattan and has the views to show for it. The 802-unit building is the city's second-largest condominium building (by unit count) and is poised to become the best-selling building in Queens in terms of gross sales with a $1.09 billion sellout.

According to its sales team led by Modern Spaces, the building has attracted local buyers returning to the city wanting to take advantage of low interest rates. The team reports averaging 14 to 16 deals per month and has seen an uptick in interest from Long Islanders, as well as others who left the city at the height of the pandemic and now wish to return.

Remaining availabilities start at $660,400 for studios, $975,040 for one-beds, $1,212,532 for two-beds, and $2,512,031 for three-beds. Below we take a look at the building that has been not only instrumental in reshaping the Long Island City skyline, but further cementing the Court Square area as a mixed-use residential community.

The Building

For better or worse, all-glass residential towers have become a mainstay in the Manhattan skyline. There aren’t nearly as many across the river, and the challenge was to keep it from looking overly commercial. To that end, designer Hill West used two shades of glass on its curtain wall to add character to what might have been an otherwise monolithic design. Re-entrant corners help with that while creating a natural place for balconies.

In addition to designing the building’s exterior, Hill West’s affiliated interiors firm, Whitehall, was behind the interiors. In an interview with CityRealty, Hill West founding partner Stephen Hill observed that this allowed everyone to share information throughout the process and resulted in a well stitched-together project.

All 802 studio through four-bedroom apartments at Skyline Tower enjoy spectacular river and skyline views through floor-to-ceiling windows, and these are further enhanced by the private terraces in 155 units. Even the smallest studios enjoy smart, open layouts, and all residences feature white oak floors, chic finishes and fixtures, and in-unit Bosch washer/dryers.
The clean, modern kitchens are equipped with quartz slab countertops and backsplash and stainless steel Bosch appliances. The Amenities

Upon arrival at Skyline Tower, double-height glass doors lead to an attended lobby, a serene setting that provides doorman/concierge service and sets the tone for approximately 20,000 square feet of amenities spread throughout the building. There is a lounge just off the lobby, and additional social and wellness offerings include a lounge with business center and billiards table, a demonstration kitchen and private terrace, and a lower-level fitness center with cardio, strength, and yoga areas. A bi-level spa facility sets new standards for Long Island city with men’s and women’s locker rooms, a 75’ indoor pool, hot tub, cedar-lined sauna, steam room, and treatment room.

A children’s playroom, central laundry room, bike room, garage, and dedicated mail and package room round out Skyline Tower’s amenities. Additionally, while marketing materials make a brief mention of a pet spa, this has turned out to be a powerful draw for dog owners, including those who adopted pets during the pandemic.

The Neighborhood

Skyline Tower has taken shape in a vibrant section of Long Island City. The building is around the corner from MoMA PS1 (which is open for timed reservations), a short walk from Gantry Plaza State Park and Hunter’s Point South Park, and close to popular restaurants and cafes. But for many, easy access to Manhattan was a key factor - eight subway lines within five blocks make for an extremely quick commute, and three ferry lines make for a scenic alternative.

Skyline Tower hosts a dedicated entry to the Court Square-23rd Street E/M trains, and the project also includes upgrades that benefit the entire Long Island City Community. This station has been revamped to come into full compliance with the Americans with Disabilities Act. To that end, it now features a new elevator, ramp, gate for wheelchair access, and additional low turnstiles.
