While the current administration shows little to no interest in taking action to protect the environment, developers in the tri-state area are thankfully showing greater foresight. Passive House construction is going up in almost all boroughs of New York City. In Hoboken, New Jersey's first multi-family Passive House, Candela Lofts, quickly attracted attention. And across town, the newly built VOSS has incorporated similar principles into its construction. Its collection of four apartments, all three-bedroom, two-bath units measuring 1,450 square feet, has just launched sales.
All units are reached by private elevator and feature open floor plans, wide plank solid oak flooring, oversized windows, in-unit washer/dryer, and prewiring for home automation systems, internet, cable, and phone. Chef’s kitchens are outfitted with custom cabinetry, high-end stainless steel appliances, and quartz waterfall countertops. Luxe baths have radiant heated floors, Kohler fixtures, and a steam shower in the master bath and a deep soaking tub in the guest bath. Each apartment has its own deeded storage unit, and additional amenities include a pet washing station and bike/stroller room.

Beneath the stylish façade, developer Chartier Group designed VOSS using Passive House and Well Certification standards. The building came together with non-toxic building materials and is topped with a planted green roof. Features include airtight construction, high-efficiency insulation, a stormwater retention and detention system, and fresh, filtered air ducted into each unit. In the apartments, the oversized windows are triple-paned, the kitchens have EnergyStar appliances, and the bathrooms have water-conserving toilets. With no detail overlooked, LEED Gold certification is all but assured.
It must also be noted that while VOSS does not offer on-site parking, it is conveniently located within walking distance of public transportation options like the Hoboken PATH, the 2nd Street light rail station, and bus stops. It is also surrounded by restaurants, shops, supermarkets, and gyms.
