Once upon a time, New Yorkers used to spend weekends waltzing into open houses in desirable neighborhoods. Some were seriously looking to buy, others wanted to get an idea of what their budget would allow, and still others treated it as a pleasant diversion. Either way, visitors could stuff themselves on the homemade cookies or catered spreads set out while imagining their life in that apartment or house.
At the height of the coronavirus pandemic, open houses were among the many in-person activities that were canceled as part of the attempt to stop the spread. When open houses were allowed to resume, scheduling an appointment for a specific date and time became necessary, as did new health and safety protocols. Showings and open houses were only permitted in unoccupied or vacant properties. New guidelines by the Real Estate Board of New York (REBNY) advised staggering appointments to allow for safe social distancing, requiring face coverings, washing hands or sanitizing upon arrival, keeping a window open to allow for fresh air, and eschewing the traditional handshake.

Months later, even with the city’s high vaccination rates and dropping Covid metrics, advance bookings are often required to attend open houses in New York.

This comes in addition to the open house etiquette that has always been the norm:
- It’s usually acceptable to take pictures or videos for personal reference in empty model units, but frowned upon if someone is currently living there
- Looking inside closets and cabinets is okay to gage storage space, but rifling through the contents is not
- Stay off the furniture unless invited to sit
- Ask before taking a closer look at something or using a bathroom
- Be respectful of the broker hosting the open house
- No matter how unlike your taste the decor is, keep your commentary generic
Some are of the opinion that scheduling appointments takes some of the fun and spontaneity out of open houses. On the other hand, in May 2020, a broker told The New York Times that an upside virtual showings was that only serious buyers attended; this may come to be the case with the new age of open houses.
