New renderings have been revealed for One Beekman, a mixed-used tower envisioned by the Pritzker Prize-winning architect Richard Rogers. This marks the first U.S. residential project for his firm, Rogers Stirk Harbour + Partners. Rising 25 stories in the Financial District, the 95,000-square-foot development will hold 31 condo units, each with protected City Hall Park views, thanks to a clever design which shifts the circulation core to the south. And to the north, the front of the building is open with oversized windows, allowing half of the units to feature outdoor terraces overlooking the park.
Inside, the condo residences will have white oak plank flooring, custom white oak cabinets, and kitchens with Tundra Grey marble and Miele appliances. Due to a significant amount of retail and office space occupying the first four levels and a fifth-floor dedicated amenity floor, there will be no low-floor units.

Site photos taken yesterday show the tower is just about topped out. Its neighbor, the COOKFOX-designed 25 Park Row looks to be about 8 floors up.

Sales for One Beekman will follow later this month, with one-bedrooms starting around $2 million. Construction is expected to finish in the second quarter of 2019.
