Long Island City came to many Americans’ attention when e-commerce giant Amazon announced plans for a new headquarters there, only to pull out a few months later. However, this part of Queens was already firmly on many New Yorkers’ radar at this point for its proximity to Manhattan and more attainable rents than those in Manhattan.

Four years later, Long Island City’s momentum shows no sign of slowing down. The neighborhood’s first Trader Joe’s opened at 22-43 Jackson Avenue last summer, Target signed a lease at One Court Square, and organic grocery store Prestige Marketplace cited Long Island City's large tenant population as a factor in their decision to open an outpost at 45-45 Central Boulevard. Additionally, an influx of Asian residents has led to local businesses scrambling to meet the demands of this market; a bubble tea franchise owner told The New York Times that waiting hours for food deliveries to arrive from Flushing inspired him to open in Long Island City.

As Long Island City rose to prominence, much of its early rental development comprised soaring towers with high-end finishes, top-of-the-line amenities, and spectacular views, the majority of which was centered around transportation hubs like Court Square and Queens Plaza. However, newer development has fanned out into the Dutch Kills section of Long Island City in the wake of a 2008 rezoning that allowed for greater residential development.

One such entrant is Dutch House, an eight-story, 186-unit building located at 37-05 30th Street. Apartments feature a modern industrial aesthetic, as a nod to the area’s history, as well as features like high-end finishes, spacious closets, and in-unit washer/dryers. Amenities include an attended lobby, a package room, a fitness studio, an indoor/outdoor lounge, and a penthouse-level terrace. A lottery for rent-stabilized units took place in spring 2022, and market-rate availabilities start at $3,025/month for studios and $3,208/month for one-bedrooms.
New development and construction in Long Island City show no sign of slowing down (exhibit A: the Hunters Point South master plan, where Gotham Point has begun to welcome residents), but neither does demand. CityRealty listings show only 73 units for rent in Long Island City with a median rent of $4,225/month. We take a look at the buildings that have transformed the Long Island City skyline and rental market.

Sven's development site was originally slated to be home to Long Island City's tallest condominium, but turned out to hold the tallest rental building in the New York area outside of Manhattan; indeed, its 737-foot height puts it behind only three Manhattan buildings. Construction wound down over the summer, and amenities are expected to include an outdoor pool, 20,000-square-foot fitness center, library, co-working areas, children's playroom, and demonstration kitchen. The building is seeking LEED Platinum certification, and nearly 300 of the 957 units have been designated affordable. A housing lottery and market-rate leasing launch are expected to be on the horizon.
