208 Delancey Street is located in a bustling section of the Lower East Side near popular nightlife and the Essex Crossing mega-development. However, New Empire Corp. Chairman and CEO Bentley Zhao says their goal with this building was “offering residents a calming oasis to come home to.” They will likely be coming home to this ODA New York-designed-designed building very soon - construction topped out in late November 2021, and a recent site visit showed the building near completion. The curved corners, curved balconies, and oversized windows were evident at early stages, and the netting is coming down on the uppermost levels.

A number of contracts have already been signed, and current availabilities range from $690K for studios to $2.655 million for a two-bedroom penthouse with two private terraces and a roof deck. At an average price of $1,926 per square foot, it is right in line with the Lower East Side average (per CityRealty data). An offering plan accepted in February 2021 lists a $107.56 million sellout.
While renderings of 208 Delancey Street initially brought Zaha Hadid’s 520 West 28th Street to mind, Eran Chen of ODA cites Bauhaus as an inspiration for 208 Delancey's curved glass and undulating facade. Its 12-story height puts it above its nearest neighbors, but the light brick facade makes it a more harmonious addition than the glassy new condos that have sprouted in recent years. Brass and copper artfully reflect natural light to create a sophisticated urban sanctuary. Additionally, the team studied the Lower East Side grid, from the restaurants to the nightlife to the galleries, to incorporate an angulating geometry in the interiors.

208 Delancey Street topped out a few weeks after "A Taste of the Lower East Side," an event held by the building in partnership with notable Lower East Side eateries and hosted against the backdrop of model homes staged by ASH NYC. Guests enjoyed refreshments from Nom Wah, Veselka, Boulton and Watt, Riverdel Cheese, and Mille Nonne, all of which are located a short distance from the building and which serve as a small fraction of the neighborhood's culinary offerings. The building is also close to the International Center of Photography, Regal Essex Crossing, The Gutter, and the new green space at Essex Crossing.

It is also situated in what has become an architectually adventurous section of the Lower East Side. A few blocks west, the ODA-designed 100 Norfolk Street took the Lower East Side by storm and set new standards for luxury living in the area. On the same block, Blue is distinguished by its angular form and blue glass facade; a handful of two-bedrooms starts at $1.9 million. In the opposite direction, a slender, 30-story condominium 222 East Broadway is hinting at an impending sales launch.
