The Industry City rezoning may have fallen apart in fall 2020, but the nearby South Slope-Greenwood Heights has not faded from the minds of developers, designers, or buyers. 305 Twenty Third, a boutique condominium with abundant greenery and only two units per floor, has only one availability, a three-bedroom for $1.625 million. Up the street, the one apartment still on the market at The Greenwood has entered contract. And a few short months since 233 Eighteenth launched sales, 11 of the 20 residences have gone into contract.
Remaining availabilities start at $695K for one-bedrooms, $1.175 million for two-bedrooms, and $1.625 million for three-bedrooms. Occupancy is expected for summer 2021, and Brendan Aguayo, head of The Aguayo Team and Senior Vice President and Managing Director at Brown Harris Stevens Development Marketing points out, “Being able to tour the building, view model residences, and know that occupancy is in short order were key motivators, and we expect the remaining units will continue to sell at a brisk pace.”

While the new building is in scale with its low-rise community, its corner position and understated design by Tom Winter Architect/s set it apart. The building rose on the former site of Eagle Provisions, a beloved Polish grocery store with an impressive beer selection, and previous designs sought to integrate the red brick facades of the pre-existing buildings. However, the nearly-finished product features a pale Norman brick facade. Abundant sunlight streams in from all sides and through expansive windows, promising incredible natural light inside.

As a touch of local pride, 233 Eighteenth is displaying ceramics and sculptural pieces from artists and instructors at the nearby Gasworks NYC, a community clay studio, in the building’s model units and common areas. These include a fitness center, lounge with kitchenette and children’s play area, and rooftop lounge with grills and dining stations. Additional conveniences include virtual doorman, pet spa, package room, and storage and on-site parking (two spaces with electric car charging capabilities) for purchase. In addition to Gasworks NYC, it is in close proximity to Prospect Park, Greenwood Cemetery, and popular Park Slope and Sunset Park restaurants and shops. The Prospect Avenue subway station, serving the D, N, R, and W lines, is a short walk away.
