300 West's address at 300 West 122nd Street puts it in the midst of a residential building boom in Harlem, yet the building quickly attracted attention for its larger-than-average layouts, extensive amenity package, and attainable prices: When sales launched in summer 2020, a press release revealed that the building racked up over 20 signed contracts and a waitlist of 700 registrants in the first 60 days. Over a year and a half later, closings have commenced at an average price of $1,290 per square foot, with many coming in above asking price.

The broad 15-story building was designed by Issac & Stern Architects and spans the full western blockfront of St. Nicholas Avenue between West 122nd and 123rd streets. Its entrance will be on tree- and brownstone-lined West 122nd Street, a few doors down from boutique condominium The Vidro. The building is easily distinguished by its facade of limestone piers, elongated bricks, and oversized multi-pane windows. The top four floors take on a more modern appearance with full height windows, dark metal trim, and a cascade of terraces fronted by glass railings. The address allows for views of Central Park to the south and Morningside Park to the west.
Remaining availabilities start at $560K for studios, $840K for one-bedrooms, and $1.3 million for two-bedrooms. A three-bedroom unit is also on the market for $1.999 million, and the listings come to an average price of $1,284 per square foot. CityRealty listings show that the median price of a Harlem condo comes to $1,192,500, or $1,161 per square foot.

Between Marcus Samuelsson's Red Rooster, iconic restaurants like Sylvia's, Melba's, BLVD Bistro NY, a Levain Bakery outpost, Double Dutch Espresso, Vinateria, and La Diagonal, there is no shortage of dining options in the immediate vicinity.

↓ Ms. Medalie told CityRealty that another design had already been approved for the site, but was scrapped for looking too commercial. The design by Issac & Stern is highly respectful of its surroundings.
