The growing appeal of Brooklyn is undeniable with its slower pace of life, tree-lined sidestreets, and vibrant commercial corridors anchored by small businesses. As can be seen in its ever-upscaling skyline, developers are capitalizing on the attraction by constructing thousands of new apartments, especially in areas of the "Brownstone Belt" which encompasses beloved neighborhoods such as Brooklyn Heights, Fort Greene, Prospect Heights, and Caroll Gardens. At its center, where Boerum Hill meets Park Slope and Downtown Brooklyn, developer Adam America Real Estate has opened 561 Pacific, a 62-unit mid-rise condominium which has sold 50% of its condos since its March 2019 sales kick-off.
On the heels of the start of closings in September, the first residents have moved inside. They will be the first to enjoy the building's salient features that include high-end finishes, smart home appliances, and gracious layouts with two-bedrooms measuring up to nearly 1,400 square feet in size. A large number of the free-flowing layouts incorporate a private terrace that ranges from 70 to over 1,000 square feet in size. More than half of the 12 on-the-market listings feature some kind of outdoor space, including a $675,000 studio with its own 175-square-foot courtyard facing terrace.

As of early December, 561 Pacific has a blended asking price per square foot of $1,504 with one-bedrooms starting from $900K, two-bedrooms from $1.45M, and three-bedrooms from $2.35M. Boerum Hill is renowned for its accessible Brooklyn location, human scale, and historic brownstones. New condo developments are few and far between. Including 561 Pacific, the neighborhood has just 63 condo units for sale penciling out to a median asking price of $1.6M or $1,282/ft2
“At 561 Pacific, residents enjoy a rare combination of practical features that are notoriously elusive for New York City, including private terraces, forward-thinking designs, and a highly accessible location walkable to nine different subway lines,” said Omri Sachs, the co-founder of Adam America Real Estate. “We’re seeing buyers from all over the city, as well as popular commuter towns, immediately ending their condo search after touring the expansive open floor plans at 561 Pacific and discovering the charm of living in Boerum Hill.”

With the building complete, the development team has debuted several fully-furnished model homes for prospective buyers to better experience and imagine the units. The apartments come in an array of studio to three-bedroom configurations, but all feature white oak flooring, oversized operable windows, marble-clad master baths, and kitchens with Brazilian quartzite countertops, white oak cabinetry, and smart home appliances that include 34-bottle wine refrigerators by Thermador.

The team also notes that homes have an integrated Thermador Connected Experience by Home Connect, where residents, via their mobile device, have the ability to contol room temperature, preheat the oven, or regulate the temperature of the refrigerator.

The architects of the building are Eran Chen's ODA Architecture who employed a sedate, Japanese-inspired aesthetic for the common spaces. Residents enter through a discreet wood-screened entrance where they are then greeted into a fully-attended, wood-paneled lobby accentuated by a vegetated green wall and light from a gardened courtyard. Resident amenities are curated to encourage residents to relax, socialize and unwind and include a fitness center, children's playroom, and residents' lounge open up onto a light-filled courtyard. Also present is on-site parking, a pet spa, bike room, and a roof deck to take in front and center views of the landmarked Williamsburg Savings Bank Building (One Hanson Place) and the burgeoning Brooklyn skyline.
