Whenever the term "tax break" appears in a real estate context, it often refers to a deal a developer has cut with the government. However, thanks to the New York City Cooperative and Condominium Tax Abatement, New York homebuyers can receive a significant reduction in property taxes. The amount of the abatement is based on the assessed value of the residential unit(s), and the condo owner/co-op shareholder must use the unit as their primary residence.

It must be noted that if this does not apply if the unit already benefits from a J-51 exemption or 420c, 421a, 421b, or 421g tax abatement. The most common of these is the 421a tax exemption, which was started in 1971 to encourage the development of underused or vacant property by dramatically reducing property taxes for a set amount of time. Qualifying condo developers can benefit from exemptions lasting between 10 and 15 years, and the abatements are passed on to units within the buildings.
