Lower East Side mega-development Essex Crossing has generated excitement seemingly from the time it was announced, and it hit an important milestone earlier this summer: Closings commenced at 242 Broome Street, the first condominium on the site, came in at an average of $1,937 per square foot, above the neighborhood average (CityRealty data). However, developer Delancey Street Associates isn't resting on its laurels. On the contrary, work is heating up throughout the rest of the development. It’s no wonder an affordable lottery for the tallest building in Essex Crossing generated considerable excitement earlier this winter – it will house the Essex Street Market, the first stage of The Market Line, a 14-screen Regal Cinemas theater, and a rooftop urban farm. Residential amenities will include a fitness center, yoga room, lounge, and communal terrace. Construction on "the gateway to Essex Crossing" is nearly finished – watch this space for a leasing launch!

202 Broome Street is only one floor out of the ground, but plans indicate great excitement for the second condominium in the complex. A portion of The Market Line will be housed in the building’s lower level, and there will be 16,000 square feet of retail space on the ground floor. The second through fifth floors will be home to 75,000 square feet of office space where workers will enjoy high ceilings, bike rooms with showers, and expansive views in all directions. Residential amenities aren’t too shabby either – they include a fitness center, lounge, and terrace.

Excavation work has just begun at 180 Broome Street, but all the promise of Essex Crossing is set to converge in this building inspired by the nearby Williamsburg Bridge: The Market Line is belowground; the ground floor is reserved for retail; floors two through five will have 175,000 square feet of office space; and there will be rental apartments all the way up. Nearly half of the apartments will be affordable, and all residents will have access to a full floor of amenities. All visitors will be greeted by a landscaped public garden.

At 140 Essex Street, the existing low-rise is being demolished to make way for a beautiful new brick building that will have fully-affordable senior housing. Amenities will include a fitness center, library, laundry room, bike room, storage, and roof terrace. There is also 9,645 square feet of ground-floor retail space.
