2 River Park will be the tallest tower in River Park, a new development on the former site of Long Island City Hospital. The curved glass facade will allow for amazing views of the Manhattan skyline, and the apartments will start on the third floor to make the most of them. Residential amenities will include an attended lobby, mail room, bike room, fitness center, indoor pool, lounges, and outdoor terraces. However, the project has run into financial difficulties that cannot help but affect the construction timeline.
Williamsburg

At the end of 2021, the City Council unanimously approved the rezoning required for River Ring, a new project that would transform a vacant industrial parcel into a waterfront community with a climate-resilient park, a new YMCA, and more than 1,000 new housing units. These will be located in a pair of residential towers located on a triangular podium, oriented to make the most of neighborhood and river views. Construction is expected to commence in 2024.

The Sutton Place section of Midtown has not historically been home to extremely tall buildings, but Sutton Tower brings a soaring edifice with dramatic coffered niches to the local skyline (much to the chagrin of some locals). There will be no more than three apartments per floor, and no more than two units per floor above the 36th story. Amenities are expected to include a third-floor spa and pool, a fourth-floor fitness center, a fifth-floor game room, children's playroom, party room, and sport simulator, and a lounge, screening room, and terrace on the sixth floor. A teaser site is live, and a sales launch is widely anticipated.

The empty lot at the southwest corner of Fifth Avenue and 29th Street has sat quiet for three years, but excavation work began in fall 2021 and construction is underway. The new tower will make an immediate impact on the Fifth Avenue skyline between the Flatiron Building and the Empire State Building, and usurp Madison House (see above) as the tallest tower in NoMad. All units will be either simplexes or duplexes, and amenities will include a fitness center, a common terrace, a swimming pool, and a roof deck with views nearly equivalent to those seen on the Empire State Building's 86th-floor observatory.

Construction on 45 Broad Street began in 2017 with grand plans for eight floors of office space, 209 condominiums, and amenities like an indoor pool, fitness center, outdoor garden, and library. However, in January 2020, the developers put the project on hold due to market conditions. They have not returned to it yet, and previous construction equipment has been removed. However, Robert Gladstone, owner of developer Madison Equities, told The New York Times, "We will live to fight another day."
