For the second week of January 2021, 218 market-rate condo, co-op, and condop sales were recorded throughout Manhattan, aggregating to a total of $437,525,425 and coming in at a median price of $1.033 million. The 117 condo sales came to a median price of $1,600,000, or $1,437 per square foot. The 102 co-op sales came to a median price of $738,750.

The top sale of the past week took place at Delos Residences, a Greenwich Village building backed by Deepak Chopra and designed with such health-conscious features as circadian lighting, antimicrobial coatings on countertops and doors, and vitamin C-filtered showers. Kim Kardashian once toured the triplex penthouse, but she will not be embarking on her next act from here — the New York Post identified its buyers as Michael and Elin Nierenberg. The paper also points out that the $14 million the couple paid for it was a steep discount from the $50 million it was originally listed for.

Meanwhile, from January 11-17, a total of 16 Manhattan contracts were signed at $4 million and up. While this represents a departure from last week's eye-popping total, Olshan Realty's market report mentions that seven of these were signed on properties asking more than $10 million, an event occurring for the first time since early March 2020, just before the pandemic shutdown. The total asking price sales volume came to $172,725,000, and a full-floor home at 111 West 57th Street led the charge with an asking price of $26.5 million.

The second-highest contract was the Central Park South home of Sidney Kimmel, a fashion magnate, philanthropist, and film producer whose credits include Crazy Rich Asians, Moneyball, and the British and American versions of Death at a Funeral. The Hollywood Reporter revealed that Mr. Kimmel and his wife Caroline (not pictured) have decided to concentrate their life in Beverly Hills; to that end, their New York apartment was listed for $39.5 million in late 2018. It has now entered contract asking $24.5 million.
