While Brooklyn has seen a recent spate of cross-laminated timber (CLT) construction, Manhattan has so far only utilized it for Houston House, a boutique condominium with six full-floor units and a duplex penthouse. Construction topped out in fall 2018, and the building is now ready for immediate occupancy.
Lee Properties Group is at the helm, and Zakrzewski + Hyde Architects, a firm best known for its Passive House buildings, designed the eight-story building. While Houston House does not seem to have met the rigorous Passive House standards, it is nevertheless in possession of several green features. The timber requires little energy to produce and is a renewable resource. It also provides extra insulation, as do the triple-glazed windows. An Energy Recovery Ventilation System is in place in the apartments, and the in-unit washer/dryers come with heat pump technology. Moreover, the suite of amenities includes an environmentally friendly bike room.

As of this writing, the only availability at Houston House is a three-bedroom, three-bath apartment measuring 1,838 square feet is on the market for $2.8 million. Its price of $1,523 per square foot is below the median of $2,010 per square foot for similarly sized East Village condos (per CityRealty data), possibly due to its relatively quiet address in Alphabet City. However, the building is less than a mile from Essex Crossing, the Delancey Street F/M/J/Z subway stop, and several popular restaurants.
