The building boom that has taken hold of Hudson Square’s residential renaissance has been very condo-heavy, but a notable exception may be found at 111 Varick Street. The new rental stands out for its 30-story height and undulating precast concrete facade by S9 Architecture, which was inspired by the area’s industrial history. As construction winds down, leasing has launched on the studio through two-bedroom units within.

The first batch of available apartments starts at $3,246/month for studios, $5,208/month for one-beds, and $7,896/month for two-beds. All prices are net effective, indicating a rent concession. A portion of units will be affordable, but details and lottery criteria are not yet available.
CityRealty listings show that 111 Varick Street’s prices are well above the median Soho rent, which ranges from $2,100/month for studios to $6,000/month for two-beds, but it must be noted that this towering, amenity-rich building is a different type of rental than is traditionally found in Soho. The closest comparison may be 11 Greene Street, where a leasing launch is imminent, and a Soho rezoning could allow for more modern rental housing.

All 100 apartments are reached via Latch smart-lock entry. Oversized windows allow for incredible light and breathtaking views, but solar shades may be pulled for privacy and sleep. 111 Varick Street is pursuing LEED certification and attended by a 24-hour doorman. The crowning glory is a rooftop deck with a grilling station, dining table, screening area, and dramatic views of the Hudson River and the Downtown and Midtown skylines. Indoor amenities include a fitness center, meditation/yoga room, club lounge, billiards table, conference room, dining room and adjacent demonstration kitchen, private media room, and children’s playroom.
The building also offers a bike room and automated parking system with electric vehicle charging stations, but close proximity to the Spring Street C/E stop, the Canal Street 1 stop, and nearby CitiBike stations allows for no shortage of ways to get around. It is taking shape near Google and Disney’s future headquarters as well as popular Soho and Tribeca restaurants.
