From September 19-25, 2021, a total of 391 residential condo, co-op, and condop sales were recorded in Manhattan at an aggregate price of $781,946,515. The 159 condo sales came to a median price of $1.6 million, or $1,576 per square foot. The 223 co-op sales recorded came to a median price of $850K.

For the second week in a row, an apartment at 220 Central Park South had the top sale, closing for $33 million. The Real Deal identified the seller as Arel Capital founder Richard Leibovitch and notes that the closing price represents a $3 million discount from its original listing price of $36 million in January 2020. Nevertheless, Mr. Leibovitch made a profit on it - he purchased the apartment for $26 million in December 2018. This sale was trailed closely by another Billionaires' Row unit, a Central Park Tower four-bedroom that closed for $28,585,250.
From September 20-26, 2021, a total of 27 contracts priced $4 million and up were signed in Manhattan with an asking price sales volume of $221,343,000. This figure pushed the total year's asking price sales volume to $11,384,322,930, beating the 2014 record of $11,236,284,299 at a time when, as Olshan Realty's market report observed, "there's still one more quarter to go!"

The contracts comprised 20 condos, three co-ops, and four townhouses. Among them was 328 West 23rd Street, a Chelsea townhouse originally built in 1926 as part of a pair of sister townhouses that became part of The Leo House, a hotel designed for German immigrants after World War I. Later, during its time as the home of the Sisters of St. Agnes, Mother Teresa stayed in the house when visiting New York. It has since been expanded by acclaimed architect Alastair Standing, and entered contract with an asking price of $14,995,000.
The top apartment contract of the week was a full-floor Tower Residence at 111 West 57th Street, occupying the entire 55th floor and asking $27,000,000. The unidentified buyer will enjoy three bedrooms, three and a half baths, panoramic views of Central Park, and an array of luxurious lifestyle and wellness amenities.

Several new towers are in the works on Billionaire's Row though developers have mostly kept their plans under wraps. One potential new tower with sweeping park views may rise at the current site of the white-brick rental Hemisphere House, located at the southeast corner of Sixth Avenue and 57th Street.
