While the past week was an average one for New York closings, it was a good one for the Upper East Side condos — they accounted for three of the top five sales. The top sale was a penthouse at the Robert A.M. Stern-designed 150 East 78th Street, which closed for $19,600,000, showing only a small dip from the $20 million asking price when it entered contract in May 2021. The classically inspired boutique building has put up strong numbers and, as of this writing, 15 of the 16 units have either sold or entered contract. The one remaining availability is a duplex penthouse with a private terrace asking $16,950,000.
Around the block, a five-bedroom penthouse at 27 East 79th Street sold for $17,763,800. While this represents a 22% discount from the last asking price of $22,800,000, it was nevertheless good enough to rank as the second-highest sale of the past week.

Manhattan Contracts:

  • From May 9-15, 2022, a total of 333 townhouses, condos, co-ops, and condops entered contract, up from 326 last week
  • The average time on the market was 75 days
  • The total sticker price sum came to $896.7 million, and the median last asking price came to $1.36 million
  • There were a total of 162 condo deals came to a total of $631 million. They came to a median asking price of $1.99 million and spent an average of 86 days on the market
  • The 11 condop deals came to a total of $14.8 million and a median last asking price of $895K. They spent an average of 38 days on the market
  • The 151 co-op deals aggregated to $190 million and came to a median last asking price of $895K. They spent an average of 69 days on the market
  • Nine townhouse deals came to a total of $61 million and a median last asking price of $4.99 million. They spent an average of 45 days on the market

100-Eleventh-Avenue-01 100 Eleventh Avenue by Jean Nouvel
The top contract of the past week was a penthouse at the Jean Nouvel-designed 100 Eleventh Avenue, which had an asking price of $22,500,000. While this represents a 10% discount from when it was listed in October 2021, the unidentified seller nevertheless stands to make a profit if it sells for the asking price: Olshan Realty's market report notes that it sold for $19,397,663 in March 2010.
The top townhouse contract and second-highest contract overall was for 114 East 65th Street, which entered contract with an asking price of $17,500,000. The landmarked Beaux-Arts house dates back to 1899-1900, but has been graciously restored and renovated. Seller Diandra Douglas (formerly married to actor Michael Douglas) purchased the house for $15,520,000 in May 2007 and listed it for $19,995,000 in February 2019; it had been on and off the market since then.
