It remains to be seen what effect inflation and the S&P500's woes will have on the economy as a whole, but the turmoil has acted as a shot in the arm for New York real estate. Kate Wollman-Mahan of Coldwell Banker Warburg says that her clients have been acting with a sense of urgency because “they feel real estate will be a solid hedge against inflation.” Melissa Cohn, Regional Vice President and Executive Mortgage Banker of William Raveis Mortgage, reported that her markets in New York were as busy during the week of Christmas 2021 as they were in October, saying people were accelerating their purchase plans because of the possibility of rising interest rates. Add in the return of international buyers who had been shut out over the past several months, and it's little wonder that the holiday season, typically a quiet time for the real estate market, was exceptionally busy in 2021.

Despite having nearly the same count of recorded closings, the aggregate of Manhattan condo sales was more than double their condo counterparts. The median price of the 133 co-op closings came in at $762,500, less than half the $1,785,000 median price of the 136 condo sales. Indeed, four of the top five sales last week were condos, with a three-bedroom home at Central Park Tower leading the charge at $17,357,000.

The second-highest sale of the past week was a $16,500,000 four-bedroom, four and a half-bath condo at 443 Greenwich Street, the industrial warehouse-turned-luxury condo that has become a celebrity favorite. The buyer made the purchase through an LLC, but the sale takes place one week after Justin Timberlake and Jessica Biel sold their penthouse for $29,000,000, and roughly around the time New York Ranger Jacob Trouba bought a $6,700,000 unit in the building from former field hockey Olympian Stuart Grimshaw (h/t The Wall Street Journal).

From January 17-23, 2022, a total of 27 luxury contracts at $4 million and up were signed in Manhattan. This is two more than last week, and the week's total asking price sales volume came to $217,379,999 (per Olshan Realty's market report).

This was the same week that the family office of Joseph Tsai, co-founder of Alibaba, was identified as the buyer of a $188,000,000 penthouse at 220 Central Park South. It was previously owned by hedge fund titan Daniel Och, who paid $93 million for it in 2019. The Real Deal notes that between this purchase (which includes a maid's room on a lower floor) and a $157.5 million purchase of two other units in the building, Mr. Tsai's purchases at 220 Central Park South exceed the $238 million Ken Griffin paid for his record-setting home in the building.

According to the market report, two listings tied for the top contract with an asking price of $21,500,000. #PH2 at The Greenwich Lane is a 3,905-square-foot duplex condo with 3 bedrooms, 3.5 baths, and a large private terrace off the upper-level primary suite. The unidentified seller paid $16,376,715 for it in December 2016.

The other top contract was #37A, a 5-bedroom, 5.5-bath, 5,453-square-foot sponsor unit, at 200 Amsterdam Avenue. The apartment looks out on spectacular views in all directions, and a private terrace off the living room overlooks Central Park. Closings have recently commenced at the building, coming to an average price of $2,497 per square foot.
