Even with Passover and Easter, over 230 Manhattan apartment sales were recorded, aggregating to $388.3 million, from March 28-April 3. The 103 recorded condo sales came to a median price of $1.42 million. The 123 co-op sales came to a median price of $800K.

March 2021 saw the highest volume of apartment transactions since June 2019, when the impending mansion tax lit a fire under buyers, sellers, and brokers. The New York Times observed that part of this particular buying boom is driven by developers offering deep discounts, not to mention perks like free parking or interior design credits, to attract attention and sell units in their buildings.

Leading the charge was a Park Avenue duplex owned by Massimo Ferragamo, the youngest son of fashion designer Salvatore Ferragamo. The apartment, which is located in a prewar J.E.R. Carpenter-designed cooperative about a mile north of the Fifth Avenue Ferragamo flagship, closed for $11 million, or 14.1% lower than the last listing price of $12.8 million when it entered contract last summer.

Mr. Ferragamo was not the only bold-faced name among last week's sales: A condo at 15 Central Park West sold by the estate of Robby Browne, power broker and philanthropist, sold for $4.4 million almost exactly a year since his death from COVID-19. Mr. Browne liked to buy apartments in buildings he believed in; his penthouse in The Greenwich Lane entered contract last summer.

From March 29-April 4, 2021, a total of 34 Manhattan contracts priced at $4 million and up were signed. This shows a drop from last week's high of 47 contracts, but Olshan Realty's market report attributes this to the market slowdown typically seen during the Passover-Easter holiday week. The number of contracts nevertheless stayed over 30, though, and came to an aggregate total of $270,087,000.

The top contract of the past week was a duplex penthouse at Duane Park Lofts asking $17.5 million. Information was not available on the buyer or seller.

The second-highest contract was an Upper East Side townhouse dating back to the early 20th century and fully renovated by design power couple architect Peter Pennoyer and interior designer Katie Ridder. The asking price of $15.25 million is reduced from the $16.5 million it was listed for in July, but nevertheless higher than the $10.4 million the sellers paid for it in 2011.
