Sponsor condos have always been appealing for some, and that is truer now than perhaps ever: According to a Marketproof study cited in The Real Deal, 477 contracts in new developments were signed in May 2021. This shatters the record of 474 set only a month ago in April 2021. Brooklyn had the most contracts in May (226), followed by Manhattan (191).

Marketproof CEO and founder Kael Goodman said in a statement, “With the help of discounts, developers are driving unprecedented activity across a wide array of price points and neighborhoods.” While reduced prices and other incentives might have spurred some buyers, others might feel reassured by the thought that no one else has lived in the apartment; ergo, no germs hanging around from the last occupants. Either way, the buyers of these units will have access to pristine units and state-of-the-art appliances.
All the while, new developments conceived in pre-pandemic days are launching sales all over New York.
