The Montana, an HDFC cooperative, via Compass The Montana, an HDFC cooperative, via Compass
In a city that set the record for the country's most expensive home sale and has a $98 million penthouse on the market, low- and middle-income buyers might reach the conclusion that there is no place for them in New York. That would be an incorrect one: HDFC apartments can be found at jaw-dropping prices, but from the other extreme. They're not always easy to find, and the income restrictions must be heeded, but they are well worth the hunt. Below, see our selection of HDFC units in highly coveted Manhattan neighborhoods.

What is an HDFC Co-op?

HDFC units were created several decades ago as a way for tenants in poorly managed buildings to take control of the property and form cooperatives. The city sold these apartments to residents for a mere $250 a piece. Obviously they no longer trade for that price, but they do often sell for far less than what a comparable market rate unit in the same neighborhood would.
