Manhattan’s for-sale inventory sits at 5,946 active listings, essentially flat year over year (-1%), with a $2.25 million median condo ask, down 6% from last December; and an $895K median co-op ask, down 3% annually. The stability comes as the high-end market for new contracts for homes over $4 million jumped sharply in November, contradicting predictions of a “Mamdani effect” and conveying Manhattan’s attraction as high-end-mostly cash buyers continue to sign deals at a faster pace than the overall market.
Midtown East and Lincoln Center show strong year-over-year gains in active inventory with large projects such as the Waldorf Astoria New York, 50 West 66th Street, and 155W68 bringing fresh sponsor inventory to the market. While neighborhoods with the most year-over-year listing price growth were concentrated in brownstone Brooklyn, areas farther from Manhattan’s business cores such as Inwood, Hamilton Heights, and Kensington continue to offer the most approachable price points.
