Over the past seven days, closed sales recorded in Manhattan aggregated to $217.9 million with an average price of $1.82 million from 120 sales. This is a drop from last week's total of $400.7 million, but it must be noted that a penthouse at 220 Central Park South pushed those prices up.

The 49 condo sales aggregated to $112 million and averaged $1,746 per square foot. The 66 co-op sales aggregated to $96.2 million.
This week was an especially good one for sales in buildings old and new on the Upper East Side. A four-bedroom co-op in The Carlyle, a landmarked Upper East Side hotel, took the top spot with an off-market deal and closing price of $8.8 million. Prewar listings on Park Avenue were among the top sales, but a new building more than broke through: Two high-floor homes in 180 East 88th Street, a towering new condominium, round out the top five sales with both coming in just a touch under the listing price.

Meanwhile, from August 3-9, six Manhattan apartments priced over $4 million entered contract. While the number of contracts signed has doubled from last week, Olshan's market report notes that this is the slowest start to August since 2009, also known as right after the Great Recession. The total weekly asking price sales volume came to $36,543,000.

The top apartment contract was a Chelsea duplex cooperative asking $7.9 million and listed by Susan Sarandon. The apartment entered contract two weeks after it was listed in an all-cash transaction. Just as the Academy Award-winning actress bought the apartment to accommodate her growing family, listing broker Mara Flash Blum of Sotheby's International Realty noted that many of the interested parties were families with school-age children.
