When construction topped out on One High Line in March 2019, the two-towered, full-block development had already attracted considerable attention for its design by Bjarke Ingels Group, luxury condos with panoramic skyline and Hudson River views, and a hospitality tenant with its first-ever New York resort. Construction stalled for years between the pandemic and difficulties with original developer HFZ Capital Group, but work resumed in earnest after a new development team took over the project in December 2021. Most recently, closings have commenced and Crain’s New York Business announced that move-ins are set to begin soon.
In the year since sales have relaunched, listings at One High Line have regularly accounted for some of New York’s highest-priced luxury contracts. Among them was a penthouse with six bedrooms, seven and a half baths, and a large wraparound terrace asking $52,000,000 in 2023's highest Downtown contract to date. Remaining availabilities start at $2,220,000 for one-bedrooms, $3,500,000 for two-bedrooms, $6,085,000 for three-bedrooms, and $9,300,000 for four-bedrooms.

The first closings, a collection of two- and three-bedroom units come to an average price of $2,511 per square foot, or just above the average of $2,385 per square foot that CityRealty’s High Line Index reports for this neighborhood of architecturally adventurous high-rises designed by celebrity architects to make the most of High Line, skyline, and river views. It has gotten a bit crowded, but the height and twist of both of One High Line's towers allows for 360-degree views. It is further set apart by its extensive amenity package and luxury hospitality component in the East Tower.

Throughout the early construction process, One High Line was touted as the future home of Six Senses Hotels’ first New York outpost. However, plans for the hospitality component changed as the building’s ownership did. Len Blavatnik of Access Industries (one of One High Line’s new developers) is a co-founder of the Miami-based Faena Hotel, which is set to open its first New York outpost in the East Tower in the fourth quarter of 2023 (h/t TravelSort). Buyers will receive a one-year membership to Faena Rose, the hotel’s private club, and access to the hotel’s offerings. These include a restaurant helmed by a celebrity chef, the 17,000-square-foot Tierra Santa Healing House spa, and services like concierge, housekeeping, and in-residence dining and sommelier.
When One High Line broke ground, its proximity to the High Line, Chelsea Market, Hudson River Park, West Village restaurants and boutiques, and Meatpacking District nightlife were key selling points. These remain attractive features; but since then, this section of West Chelsea has welcomed Little Island, a new rooftop park at Pier 57, a new City Winery outpost, the James Beard Foundation-curated Market 57 food hall, and, further up the street, the new Olly Olly Market in the Starrett-Lehigh Building. On the opposite side of Little Island, the city is getting ready to welcome Gansevoort Peninsula, a new public park that will include a public art installation and a soft-edged “beach.”
