This Upper West Side penthouse enjoys unobstructed views now, but for how much longer? (The Europa #PH25/26, Serhant) This Upper West Side penthouse enjoys unobstructed views now, but for how much longer? (The Europa #PH25/26, Serhant)
Extell Development is finally moving forward on their new Upper West Side skyscraper at 50 West 66th Street. Designed by Snøhetta, the project has been stymied by several legal attempts from locals hoping to stop the project for good. Upon completion, the building will host 127 lavish residences with Central Park views, as well as amenities that include a pool, squash courts, and a multi-level outdoor garden. At 69 stories, 775 feet high, the tower will be Manhattan's tallest building north of 58th Street.
It is precisely this height facilitated by stories of voided spaces that attracted controversy among local preservation groups. In September 2020, State Supreme Court Judge Arthur Ergoron compared the building's nearly 200-foot-high mechanical void to “having a frankfurter in the middle of your hamburger” and ruled against the project. The developer and preservationists have been in and out of court since then; at the beginning of May 2022, the NYC Board of Standards and Appeals deadlocked in a tie vote on the project, which was awarded to the developer. Local non-profit Landmark West has vowed to appeal, but Extell has wasted no time since then - the crane went down in the midst of the legal battle, but has returned to the site now.

Upper West Siders are famously protective of their neighborhood. Some of this has to do with keeping the local history alive, but others are motivated by more pedestrian fears of losing views and subsequently property value. Indeed, a penthouse at The Europa, a condominium next door to Extell's building site, enjoys sweeps of Central Park to the northeast and relatively open views to the west. The new tower stands to obstruct all west-facing views. The penthouse, with terraces ringing the west and north sides of the unit recently slashed its price by $2.459 million, or 22.7%, to $8.5 million.

The penthouse was one of 433 listings that experienced price cuts over the past week. A full, sortable chart may be found below, along with a selection of other notable listings.
